The conditions a Chicago roof has to be specified for

Inside the City of Chicago, the permit rule turns on the pitch of the roof. The Department of Buildings does not require a permit for repair, recover or replacement of a roof pitched at 2:12 or steeper on a residential building up to four storeys, but it does require one for any structural repair and for any work on a low-slope roof, which covers a large share of the city’s two-flats, three-flats and courtyard buildings. Roof repair limited to a quarter of a roof surface needs no permit on any building. When a permit is needed, the application must carry the contractor’s Illinois roofing licence number, and a recover over two or more existing layers requires structural calculations from a licensed architect or engineer. One building suffered damage to a brick wall. Damage occurred to the top of a brick business at the southeast corner of Pulaski Road and Elston Avenue. Vehicles were damaged by the falling bricks. Several roofs sustained damage northeast of Elston Avenue, just south of Montrose Avenue and a window was blown…

Since Public Act 104-427, effective 15 August 2025, every roofing contract must include a 72-hour rescission clause with a full deposit refund and a statement that the contractor cannot pay, waive or rebate any part of your insurance deductible.
